Every stay becomes a feedback loop.

Every turnover ends with an inspection against a written checklist and a set of photographs filed against the property. You can open any date in the past and see the state of your home that morning. Wear is reported to you early, while it is still cheap to put right.

One negotiated fee. Every other cost at what it actually cost.

We earn in one place only: a negotiated percentage of net rental income, agreed with you in writing before anyone touches the property. No onboarding fee, no photography fee, no linen fee, and no markup on a cleaner or a plumber. If a trade invoices your property, your statement shows that invoice.

A negotiated percentage of net rental income, and nothing else. The figure depends on the property, the work it needs and the size of the mandate, so we quote it to you directly rather than publish it. Every third-party cost reaches you at what it cost, with the invoice attached.

Sixty days' notice, in writing, at any time, with no penalty and no exit fee. Your listings, your reviews, your guest history and your photographs leave with you. We would rather earn the renewal than trap it.

One named property lead, reachable by phone, plus a duty team that answers guests around the clock. You are not calling a support queue, and your guests are never speaking to a chatbot alone.

Guests are screened and identified before arrival, a deposit is held where the channel allows, and an inspection happens after every stay. When something breaks, you hear it from us first, with photographs and a cost, not from next month's statement.

No. Occupancy at any price is easy and it destroys a property. We hold a floor rate for every home, refuse the stays that do not suit it, and would rather run a quiet Tuesday than a party on Saturday.

Always. Block any dates you like in the owner portal, as late as the calendar allows, at no charge. It is your house; we are its operator, not its tenant.
